Compare the proposed job, material and assembly
This guide distinguishes spray cork coatings from spray foam insulation. When reviewing a quotation, ask what function each material provides, where it is applied, its installed thickness, how moisture is managed and what evidence supports the complete construction.
For wall finishes, use the cork system comparison. For a commercial roof, use the SLICS-R assessment route; a wall coating comparison cannot establish a roof design. Request documents for your proposed cork application and seek current lender or surveyor advice separately where needed.
Start with the purpose of the work
Spray cork coatings and polyurethane spray foam have different formulations, application methods and installed thicknesses. Compare them for the job you need done: an exterior finish, a specified wall treatment or a complete insulation upgrade. A thin cork coating should not be presented as an equivalent replacement for bulk insulation.
What the roof guidance actually covers
RICS provides a consumer guide to retrospectively applied spray foam in existing roof spaces. Its scope matters: it is not a finding that every foam product absorbs moisture or causes decay. Roof condition, moisture design, installation and the evidence available for a survey all affect the assessment. Seek competent advice on an existing roof before choosing treatment, removal or replacement.
Compare thermal and moisture evidence
Ask for conductivity for the exact product, installed thickness, the complete construction and a relevant moisture assessment. A layer’s thermal resistance and a whole-wall or whole-roof U-value are different measures. A vapour-permeable coating does not automatically make the underlying construction safe from condensation.
Safety and environmental comparisons
Cork is a renewable raw material, but finished coatings also contain other ingredients. Check the named product’s safety data, emissions evidence and application precautions. We do not claim that every cork coating is VOC-free, harmless during spraying or environmentally superior to every foam formulation. Environmental comparisons need evidence for comparable functions and lifecycles.
Mortgages and existing installations
Lender requirements and valuation decisions can change and depend on the property and documentation. Obtain current advice from the lender and a suitably qualified surveyor. Choose a suitable cork route
For a cork project, review the named product, preparation, full build-up, application method and written warranty.
